Furnished, unfurnished or Airbnb? How to choose where to live your first months in Querétaro

By Liliana Ramos8 min read

In short

Airbnb-style rental, furnished or unfurnished apartment: the advantages, costs and requirements of each option, and which one makes sense depending on how long you'll stay and what your company covers.

When you move to Querétaro, the first practical decision comes before the flight: where will you sleep the first night, and where will you live for the rest of the year? Choosing well saves you money, a double move and weeks of stress.

Families and professionals arriving in the city usually choose one of three paths: a short-term rental such as Airbnb, a furnished apartment or house, or an unfurnished one that they set up themselves. None of them is best in every case. It depends on how long you'll stay, who you're moving with, and the budget you or your company have for your arrival. This guide helps you compare the three options calmly.

3 ways to settle in Querétaro

Short-term rental (Airbnb-style)

Days, weeks or a few months

An equipped apartment or house that you rent by the night, week or month through a platform. You arrive with your suitcases and from day one you have a kitchen, internet and a place that feels more like a home than a room.

Advantages
No long lease and no guarantor needed. It gives you time to explore the areas, visit schools and choose where to live without rushing. Ideal for short stays.
Keep in mind
Per month, it's the most expensive option. If the stay drags on, the cost adds up fast. If your company reimburses you, check beforehand whether you'll be able to get an official invoice (factura).

Furnished apartment or house

6- to 12-month leases

A regular rental with a lease, but the home already has furniture and often appliances and kitchen basics. It's a middle ground between the flexibility of a short-term rental and the stability of a lease.

Advantages
You can move in within days, without buying furniture or waiting for a shipment. Very practical for one- or two-year assignments, or if your belongings will take a while to arrive.
Keep in mind
There are fewer options and rent is usually higher than for an empty home. The furniture isn't always to your taste or of good quality: check it before signing and make a photo inventory.

Unfurnished apartment or house

Leases of 12 months or more

The most common option in the Querétaro market. You rent the home empty, sometimes with a fitted kitchen and closets, and furnish it yourself, whether you bring your things from home or buy them here.

Advantages
More options in every area and a better price per square meter. It's the one that feels most like "your home", which helps the whole family adjust.
Keep in mind
You have to furnish it, which takes time and money. Leases usually require a deposit and a guarantor (aval) or a rental guarantee policy (póliza jurídica), which can be hard to arrange when you've just arrived in the country.

In short: if you'll only be here for a short time, a short-term rental is worth paying for, even though it costs more per month, because you avoid leases, deposits and furniture. But if you're here to stay, every extra month in a short-term rental is money that could go toward your rent.

The false saving: staying in a hotel for months

Many companies have preferred rates at hotels, and it's tempting to extend the stay "for now". The usual reason is to avoid dealing with a landlord: finding a home, negotiating, signing a lease and getting a guarantor all seem complicated when you've just arrived.

A preferred rate isn't always a saving

Week after week, a hotel ends up costing much more than a lease, and people who come to work in Querétaro, especially with their families, need a house or an apartment: a kitchen, space for the kids, a routine. A hotel room doesn't help anyone feel at home, and that slows down adjustment.

The hassles of renting are real, but they have a solution. That's what home-search support is for: at Transcültural we help you choose an area, visit options, negotiate and handle the lease paperwork. That way you and your family don't have to deal with the landlord, and your company doesn't pay for extra months of hotel.

5 questions to decide which option suits you

  1. How long will you stay?

For a few weeks or months, a short-term rental. For one or two years, a furnished home. For longer, an unfurnished rental is usually the best fit.

  2. What does your company cover, and for how long?

Ask whether there's a budget for temporary housing, how many weeks it covers, whether they pay for furniture or shipping, and what receipts they need. The answer shapes much of your plan.

  3. Are you moving alone or with family?

A professional moving alone can easily settle into a furnished place. A family with children needs space, a school nearby and, often, their own things to feel at home.

  4. Do you already know which area you want?

If you don't know the city yet, a few weeks in a short-term rental let you explore the areas before signing a one-year lease. Our guide to the best areas to live in Querétaro with your family can help.

  5. Will you bring your furniture?

If your shipment will take weeks or months to arrive, a furnished home or a short-term rental gives you a place in the meantime. If you won't bring furniture, compare the cost of a furnished home with the cost of furnishing an empty one.

What we usually recommend, case by case

If your assignment is short (less than a year)

A short-term rental when you arrive and, if the assignment runs longer than a few months, a furnished apartment. You avoid buying furniture and signing a lease you won't complete.

If you're moving with your family to stay

A few weeks in a short-term rental while you choose an area and a school, then an unfurnished house or apartment with your own things. Having their own space helps children adjust faster.

If you're moving alone for work

A furnished apartment near your workplace is usually the most practical: you settle in quickly and can focus on your new role.

Before you sign, check this

  • What the rent includes: community maintenance fee, internet, gas, water and electricity. In a furnished home, also what happens if something breaks.
  • The inventory: make a photo list of the condition of the home and every piece of furniture on the day you get the keys.
  • Deposit, guarantor or rental guarantee policy: how much each costs and who pays it.
  • Length and early exit: if your company might relocate you, ask for an exit clause.
  • Invoice: if your company reimburses you or pays directly, confirm that the landlord or platform can issue the receipt it needs.
  • For Airbnb-style stays: monthly discounts, cancellation policies and whether there's space to work from home.
Transcültural tip

Use the short-term rental as a base to get to know the city, not as your home. Explore the areas at rush hour, visit the schools, and once you're clear about where you want to live, move on to a lease.

In short

An Airbnb-style rental is ideal for arriving and for short stays; a furnished apartment, for one- or two-year assignments; and an unfurnished home, for those who are here to stay. What rarely makes sense is stretching a temporary option for months just to avoid the paperwork of a lease: with the right support, renting in Querétaro is simpler than it seems.

Frequently asked questions

Is it a good idea to stay in an Airbnb when moving to Querétaro?

Yes, for the first weeks or for short stays. It gives you time to get to know the areas and visit schools without signing a long lease. If you'll stay longer, it's better to move to a rental, because per month a short-term stay is the most expensive option.

What do you need to rent a house or apartment in Querétaro?

The most common requirements are ID, proof of income, a deposit, and a guarantor (aval) or a rental guarantee policy (póliza jurídica). Requirements vary by landlord, and finding a guarantor can be hard when you've just arrived in the country, so it helps to have support through the process.

Is renting furnished more expensive?

Monthly rent for a furnished home is usually higher than for an empty one in the same area. In return, you save on buying furniture or shipping your own, so it can make sense for one- or two-year assignments.

Is it a good idea to stay in a hotel while looking for a home?

For a few days, yes. For weeks or months, almost never: even with a preferred rate, it ends up costing more than a lease, and a hotel room doesn't give a family the space or routine they need to adjust.
